Turkey (Türkiye) Visa Requirements
Depending on Nationality you are either Exempt from visa, required to obtain an e-Visa / obtain visa upon entry or apply for visa through the Turkish Representation abroad.
The visa period granted is depended on nationality and can be either 10, 15, 20, 30, 60 or 90 days.

The 90 / 180 Days Rule Visa:
This ruling comes under Turkish Law No.5683, concerning the Law on Residence and Travel of Foreigners in Turkey.
Visitors will be allowed to stay for up to 90 days only, within a 180 day period.

Consequences of Overstaying the Visa
The maximum duration for a foreigner to stay is 90 days.
After the expiration; the foreigner shall leave the country or apply for a Residence Permit immediately.
The foreigner shall be subjected to administrative monetary fines and/or banned from re-entering Turkey.
The bans start from a minimum of 1 month to a maximum of 5 years and depends on the period of overstay.
Fines if you overstay your visa (or do not renew your residency permit) in Turkey:
If you are in Turkey on a normal tourustic visa and you overstay, the first 10 days are excused.
In other cases including if you had residency permit that expired and even if you overstayed by 1 day:

The fines are based on:
USD$25 + x2 times the cost of residency for x1 year (cost of which varies between different nationalities but for most western passport holders, you can assume USS$80 per year) PLUS + USD$5/month
Ban Period:
If you over stay less than 10 days then you paid over stay fine and you will not be banned from coming back into the country.
If you overstay for more than 10 days, then you can be banned for coming back into Turkey for a period of time:
Violation between 11 days to 3 months:
Banned period at the discretion of the immigration officer (generally nothing on the condition you pay your over stay fine, if imposed).
Violation between 3 months – 6 months:
Banned for 1 month before you can re enter the country again
Violation between 6 months – 1 year:
Banned for 3 month before you can re enter the country again
Violation between 1 year – 2 years:
Banned for 1 year before you can re enter the country again
Violation between 2 years – 3 years:
Banned for 2 years before you can re enter the country again
Violation more than 3 years:
Banned for 5 years before you can re enter the country again
How do countries that are not easily issued visit visa’s able to come to Turkey to buy property?
Worthwhile establishing a relationship or having some sort of in principal agreement with a real estate company to send you an invitation letter.
